Information, availability and prices
We aim to keep property information accurate, but details can change. Short-stay availability and prices are checked live and are not guaranteed until a booking is confirmed. The checkout total and the property, rate, fee, cancellation and house-rule details shown before confirmation are authoritative for that booking. Currency conversions shown for convenience may be indicative.
Short-stay bookings and payment
You must provide accurate guest and contact information and be authorised to use the selected payment method. A booking is formed only when confirmation is issued. A request to book or an enquiry is not a reservation. Payment may be processed by a regulated payment provider under its own terms. Any security deposit, card hold or guarantee is a security measure and is not insurance.
Cancellations, changes and property rules
The cancellation terms for the rate you select are shown before you commit. Flexible and non-refundable rates can have different terms. Guests must follow occupancy limits, property rules and reasonable safety instructions, and are responsible for damage, nuisance or misuse caused by them or their visitors. Contact us promptly if plans change or something is wrong with the property.
Long-let enquiries and applications
Monthly rent, availability and property details may change until a tenancy agreement is signed. Sending an enquiry does not reserve a home, create a tenancy or guarantee acceptance. Prescreening answers help the team understand your requirements but do not make an automated eligibility decision. Referencing, affordability, identity, right-to-rent and other checks are handled separately where applicable.
Other agreements and third parties
A property-specific booking confirmation, signed tenancy agreement or other accepted written agreement takes priority if it conflicts with these general website terms. We may use third parties for payments, communications, referencing, identity checks and property services. Their own terms may also apply. Nothing in these terms excludes liability that cannot lawfully be excluded or limits your statutory rights.
